Located on Estrada Itajoana, this exceptional farm boasts a privileged position within the only corridor of Historic Farms in Rio de Janeiro, approximately 2 hours and 15 minutes from Rio de Janeiro via toll roads. Spanning approximately 2.5 million square meters, 35% of the land is preserved Atlantic Forest, featuring three lakes and a self-sufficient water supply from 11 springs producing an average of 13,000 liters per hour. Additionally, two artesian wells offer capacities of 8,000 and 12,000 liters per hour, respectively. The estate includes livestock operations with dairy and beef cattle, sheep herds, and a productive vineyard cultivating Sauvignon Blanc and Syrah varieties using double-pruning techniques, with an annual yield of up to 4,000 bottles. A brewery on-site produces 1,300 liters monthly, complemented by a fully operational dairy processing 2,500 liters per month into yogurt, sweets, and cheeses. The infrastructure features an American farmhouse-style main house with a central atrium, gardens, a fireplace, a spacious living room surrounded by a veranda, a TV room, six suites with closets and bathtubs, and a professional kitchen and service area. An additional suite is designated for staff. A guesthouse, designed by Claudio Bernardes, includes six suites, an open-plan layout, a living room, bar, fireplace, and veranda. Leisure facilities include a heated pool, dry and steam saunas, a social area with a brewpub featuring three self-service taps, a barbecue area (traditional and Argentine styles), a wood-fired pizza oven, a fireplace, a natural stone pool with saltwater treatment, and a stone hot tub. The spa offers a steam room, massage and relaxation rooms. The estate also houses a chapel registered with the Diocese for weddings and baptisms, a professional tennis court, two beach tennis courts, a soccer field, equestrian facilities with a 1-km sand track and riding arena, and two natural swimming pools. Agricultural amenities include a complete cattle pen with a scale and milking equipment, a sheepfold, a 200 m² barn, a machinery barn with tractors and backhoes, and a professional stable with 40 stalls, an office, pharmacy, scale, chute, tack room, and feed storage. Housing includes five complete staff residences. The estate is equipped with three generators ensuring uninterrupted service to all facilities.
