The farm is completely flat and usable, plenty of water, and two rivers that run through the property. The fences are in good shape and the grass (current use is as cattle farm) is of good quality. Two deep wells and a large holding tank are used for the property, and there are seven water troughs throughout the property that are connected to the holding tank.
There are two small homes on the property, three employees, and 300 head of cattle (male). The cattle can be purchased as well. 100+ acres are used for the production of hay and it produces an additional revenue stream for the property.
The infrastructure also includes a large barn, storage structure, a corral, two pick-up trucks, a Massey Ferguson tractor, and finally, and very important, a 3600ft hard-top runway, providing great value-added to this farm.
The location is also fantastic. Unlike many large farms of any kind, this property is located relatively near the coast (under 10 miles), while most other farms will either be much further inland or, if closer to the coast, not have the very beneficial water supply that this farm does.
