A charming period residence that was built as a hunting lodge of the Arnolfini in the 14th century, Il Palazzetto is located in the most elegant residential area of Lucca in a panoramic position overlooking the Vorno Valley, less than 10 minutes from the city center and 30 from the famous beaches of Versilia. It is one of the oldest historic villas in the area that was once used as summer residences by the families of Lucca, mentioned in numerous books that collect evidence of historic villas.
The current owners have carried out an accurate conservative restoration in order to preserve all the original materials, which includes - among other things - the complete reconstruction and insulation of the roof, original terracotta floors reassembled in a workmanlike manner. The Palazzetto is equipped with autonomous heating according to law with cast iron elements in each room, it consists of three floors of about 140 sqm each for an area of 420 sqm and is located on a hill surrounded by centuries-old olive groves.
The land is not fenced except for the roof garden around the villa, from where you can enjoy an extraordinary view of the valley below.
On the ground floor of the building there is a secondary entrance, the kitchen with an ancient fireplace and wood-burning oven, the dining room with an adjacent frescoed sitting room from which you enter with a French door to the garden.
The first floor consists of a main entrance accessed by a double external staircase, a sitting room with fireplace, a large living room, a study and on the mezzanine floor the master bedroom with en-suite bathroom.
The second floor is used as a guest area with three bedrooms, two en-suite bathrooms and a large attic.
There is a large cellar with vaulted ceilings accessed from the outside, which can be used as a relax area.
The property of 3.7 hectares of centuries-old olive trees, also includes two small outbuildings of 30 and 40 square meters, which could be used as the caretaker's house and in support of a possible panoramic swimming pool.
